Well, I am truly asking EVERYONE if they know of anyone looking to sell because we are literally running out of available homes to show buyers in the San Luis Obispo area.

Buyers, more than ever are clamoring and making multiple offers on great San Luis Obispo County homes. If you have been thinking about selling your home, now is a great time to sell and possibly upgrade into that home of your dreams. Here's a list of the Top-5 Reasons to put your home on the market.

1.  Be a Move up Seller...
If you want a larger or smaller home, you can sell and purchase the home of your dreams at a discount. If you move into a more desirable home now at the beginning of the upswing of the housing market, you will be in a position to gain larger equity as prices eventually appreciate.

As you drive around the city of San Luis Obispo I'm sure you have seen the billboards for the new development off of Prado Road. The new Serra Meadows development is the newest development of 177 Single Family homes in San Luis Obispo, starting in the mid $400,000.

Yesterday I got a call from a potential buyer who found my information on a sign I have at my listing on Royal Way in San Luis Obispo. "Current loan limits in San Luis Obispo County allow for high balance loans of up to $687,500 for conventional and FHA loans on one unit properties.  Those limits will go down effective October 1st to $561,200.  It is important for any buyers or those wishing to refinance with a loan amount between this new limit of $561,200 and the current limit of $687,500 to conclude their transactions before the change becomes effective.  After that time, higher balances will be considered Jumbo loans and subject to different criteria and pricing."

Reduce Your San Luis Obispo Property Tax Bill!

Do you own a home in San Luis Obispo that has declined in property value? In California we live in a high property tax area and you can save a bundle by fighting your assessment. The County has been reassessing properties all over, but they haven't yet gotten to everyone. You can do something today to get your home reevaluated. Doing it yourself can seem like a daunting task, but there are easy steps to reduce your bill to a much more realistic value of your home, lot or condo.


Example 
I love examples so here's one to give you a clear scenario:
Let's say you live in San Luis Obispo and the value of your home has reduced from $600,000 to $450,000. A huge drop! A reassessment of your bill could lower your annual bill from approximately $7,500 to $5,625, an annual savings of $1,875. That's two round trip tickets to Italy!

So now what?
SLO County has a website that walks you through the process. The "Decline in Property Value" Application is available to download and fill out. There is even a Decline in Value Estimator that can tell you if you are eligible for a reduction. You will need your 9-digit Assessment Parcel Number (APN) to do it. The Parcel number is on your annual property tax bill. You will also need to put in a fair market value of your home based on homes that have sold in your area recently. A Realtor can get you this number, email me if you need a more accurate number. Then it spits out your revised Assessed Value. Then fill out the "Decline in Property Value"form and get the county moving on your reassessment. Do wait till they do it, it could take years.

Options
If you aren't up for the task you can outsource the work to a local real estate lawyer or a property tax appeal expert. They will handle everything and charge 25%-50% of your first years tax savings. I recommend doing it your self, SLO County makes it simple to do.


I hope this is helpful and if you live in another California County or another State you can do this too. Many forms and resources online can assist you in being proactive with reassessments. I encourage you to do this as part of your new year resolution. Take the extra money and go an amazing vacation and send me a postcard.:)

Ian Parkinson our New San Luis Obispo Sheriff

Ian Parkinson's official swearing-in ceremony - will be on Monday, January 3rd at high noon at the County Government Center which is located at 1055 Monterey Street in San Luis Obispo.  Join him for the ceremony and for light refreshments afterwards.

Ian has been the San Luis Police Captain and has stepped down to be the new city Sheriff.  In recognition of his outstanding service, he was twice awarded the department's “Distinguished Service Award.” In 2004, Parkinson was awarded the City of San Luis Obispo Employee of the Year Award for his outstanding service to the City.

How Much Home Can I Afford?

In San Luis Obispo home prices can be higher than the rest of the country. Knowing what you can afford on the income you make is vital to choosing the best property for you and your family. Not only do you factor in the cost of your mortgage, but additional costs such as annual Property Taxes, HOA Fees (for condos), property maintenance, down paymnet and your current debts. Once you can accurately asses your financials, you can work with your Realtor to find the perfect home in your price range.


As a broad generalization, most people can afford to purchase a house worth about three times their total (gross) annual income, assuming a 20% down payment and a moderate amount of other long-term debts, such as car or student loan payments. With no other debts, you can probably afford a house worth up to four or even five times your annual income.
